Lake Murray Access Details:
Note: NO lots are being sold with lake access or a promise of lake access.
Lots 7 - 10 are in a protected wildlife cove.
Lots 5- 10 have fringe land between the property line and 360 lake line.
Dominion is not selling fringe land at this time. Until FERC relicensing is complete (there is no target completion date), Dominion is unable to sell fringe land.
Once FERC relicensing is complete, there is no guarantee fridge land will be sold. A homeowner must own down to the 360 mark in order to have a dock.
Natural Habitat Area
The Natural Habitat Area (NHA) is a natural area / “no-cut zone” on every lot in the
community. The NHA creates a beautiful, natural privacy border between neighbors and prevents someone from building right on the property line. It also creates wildlife corridors throughout the property. The NHA exists on your lot and can be planted or enhanced with additional trees, shrubs, flowers, and other plants.

Building Setbacks
All structures must sit at least 5 feet from the NHA.
Home Square Footage
Homesite Lots 1 – 10 3,000 square feet of heated space, not including a garage or outbuilding
Homesite Lots 11 - 14
2,200 square feet of heated space, not including a garage or outbuilding
Building Details
One single-family dwelling is allowed per lot
Outbuildings are allowed on every lot. All out-buildings or similar structures (garage, barn, pool-house) must be in keeping with the materials of the primary residence or a substitute approved by the Architectural Review Board (ARB)
Outbuildings and other structures to not be greater than 70% of the footprint of the primary residence. (ex. A 5,000 sq ft two-story home with a footprint of 100ft x 25ft could have a pool house up to 1,750 sq ft)
No Structure may be constructed until the approval and start of construction of the primary residence on the lot construction on homes/outbuildings is to be completed within fifteen (15) months of starting construction unless an exception is granted in writing by the ARB
Not Permitted: Modular or mobile homes are not permitted. All homes must be “stick-built” No trailer, camper, pool-house, tent, garage, barn, or other structure of a similar nature shall be used as a residence, either temporarily or permanently unless approved in writing by the Board
Building Materials
We want you to have the ability to build and design your dream home while keeping with the harmonious, natural aesthetic of the neighborhood. An application must be submitted to the Architectural Review Board for approval on design, materials, and color palette.
Exterior of a residence must be brick, stone, or hardi-plank. Under no circumstances shall vinyl siding be placed on the exterior of any residence, with the exception of vinyl siding on eaves and soffits Stucco accents are allowed but must be approved by the ARB
Construction materials such as aluminum siding, pastel brick, red brick, “Miami Stone” or similar material, light-colored shingles, brightly colored tin roof, solar panels, and plywood siding are not allowed Builders
Homeowners may contract with the builder of their choice
Driveways and Roadways
Driveways can be paved or gravel
Driveways will be permitted to be up to fifteen (15) ft wide
Driveways must have at least one curve to maintain privacy of the home from the road frontage
The neighborhood road, Clipper Trail, will be a gravel road and will not be paved
Utilities
Water and Sewer
All lots will have wells and septic tanks.
DHEC permits are in-hand for all lots.
All lots are approved for a 5-bedroom house.
Lots 1 – 10 are approved for a traditional septic system.
Lots 11 – 14 require an engineered system.

Power
Mid-Carolina Electric Company (MCEC) will service this area. Powerlines will be run underground to each homesite Data Carolina Connect from MCEC will be the internet provider. I have heard only great things.
Natural Gas
Natural gas is not available
Propane tanks can be installed underground
Suburban Propane has tanks close to 500 gallons and they offer service plans. I have heard great things about the service plan.
Animals
Dogs, cats and other common household pets, chickens for personal egg production for homeowner, and bees kept for personal honey or environmental purposes are allowed
No animals shall be kept, bred, or maintained for any commercial purpose without written consent from the Home Owners Association (HOA) Board
Vehicles
All vehicles must be parked either in a garage or in the driveway serving a lot, or in another appropriate space on a lot approved for parking by the ARB Parking on the street for long periods of time during the day and/or night is prohibited, except for short term parking or temporary social gatherings and functions
All commercial vehicles (i.e. those having lettering or logos), as well as recreational equipment, tractors, trailers (either with or without wheels), campers, camper trailers, boats and other watercraft, boat trailers and any unregistered vehicles must be parked entirely within a garage or in a location permitted by the HOA Board
Swimming Pools/Tennis Courts Swimming pools must be in-ground
Swimming pools and tennis courts must be located to the rear of the residence on a lot and must conform to the same setback lines and building requirements as dwellings and other buildings
